Tsawwassen holds two kinds of house at opposite ends of the scale and very little in between. Beach Grove, Boundary Beach and central Tsawwassen are largely nineteen fifties to seventies ranchers and former waterfront cottages, cedar and stucco, sitting on mature lots with decades of coating history on them. Then there is Tsawwassen Shores and the Springs area, fifteen hundred plus homes built from around twenty fifteen onward, all Hardie and modern trim, where the earliest owners are now reaching the point where builder grade exterior paint starts letting go. The prep on those two is nothing alike and neither is the quote.
The weather here is the other thing worth knowing. Tsawwassen sits in a genuine rain shadow and gets noticeably more sun than most of Metro Vancouver, which cuts both ways. The exterior season runs a little longer at both ends than it does even a few kilometres away, so we can often start earlier and finish later here. But the extra sun means south and west facing walls fade and chalk faster, and on the English Bluff side, where houses face open water across the Strait, wind driven rain and salt do the rest. The sheltered Boundary Bay side is an easier environment entirely.
What We Do Here
Interior Painting for Tsawwassen Homes
The older ranchers around Beach Grove and central Tsawwassen usually come with oil based trim, textured ceilings and walls that have been repainted several times without much prep in between. The newer Shores and Springs homes have the opposite problem: builder grade flat paint that marks if you look at it and will not wash. We handle both, converting aged oil trim to a waterborne enamel on the older houses and putting a properly washable product on the walls of the newer ones.
- Oil to waterborne trim conversions on older woodwork
- Washable finishes to replace builder grade flat paint
- Low VOC throughout, so you stay in the house
Exterior Painting Across Tsawwassen
More sun than almost anywhere else in the Lower Mainland means the south and west elevations here fade and chalk before anything else does, so colour retention matters more than it does inland. On the older cedar and stucco we wash, treat for mildew, block tannin bleed and seal open joints before any coating goes on. On the Hardie and fibre cement of the newer builds the prep is lighter but the surface has to be genuinely clean, and the first repaint is the one that sets up the next twenty years.
- Colour retentive topcoats on sun exposed elevations
- Mildew treatment, tannin blocking and joint sealing on older cedar and stucco
- Wind and salt rated systems on the Strait facing side
Cabinet Painting in Tsawwassen Kitchens
A lot of the older Tsawwassen houses still have their original solid oak or maple kitchens, good carpentry under a finish that dated decades ago. The newer builds tend to have thermofoil or laminate doors, which are a different conversation and one we will have honestly with you before quoting. Where refinishing is the right call, doors come off and are sprayed flat in an on-site booth, and boxes are finished in place behind containment.
- Doors sprayed flat, boxes finished in place
- Honest assessment of thermofoil and laminate before quoting
- Typically four to seven days from teardown to reinstall

What Your Neighbours Have to Say About Us
A Crew That Knows South Delta
We Are Over Regularly
Our office is on 128th Street, about twenty five minutes from Tsawwassen, and we are across in South Delta often enough that estimates here happen within the week rather than whenever we are next passing.
We Know Both Kinds of House
A nineteen sixties Beach Grove rancher and a ten year old Tsawwassen Shores build need almost nothing in common from a painter. We quote each for what it actually is instead of running one spec across the whole city.
Built for the Sun Here
Tsawwassen gets more sun than almost anywhere in the Lower Mainland, so we specify for colour retention on the elevations that take it rather than treating this like an inland job.
How a Tsawwassen Job Runs
-
Estimate
We walk the property, read the existing coating on each elevation, and note which walls take the afternoon sun, because those are the ones that will fail first here. You get a written scope itemised by surface and product, handed to you before we leave. Free, no obligation.
-
Colour and Scheduling
Samples put on the actual house and looked at on the elevation they will live on. The season runs a little longer here than it does inland, so there is usually more flexibility on dates than people expect.
-
Prep, Protect, Paint
Wash and mildew treatment first, then scraping, sanding, rot repair and caulking. Gardens and walkways covered. Then full coats of the products named in your quote, with the sun exposed elevations getting the system specified for them.
-
Your Approval
We walk the finished job with you, elevation by elevation. Anything you want tightened, we tighten. Final payment once the job is complete, backed by a 3 year warranty in writing.
Tsawwassen Questions
Usually within the week. Our office is on 128th Street, about twenty five minutes away, and we are across in South Delta regularly enough that Tsawwassen estimates do not have to wait for a gap in the schedule. Estimates are free, walked in person, and you get the written scope before we leave.
It does, and yes. Tsawwassen sits in a rain shadow and gets noticeably more sunshine than most of Metro Vancouver. For you that means two things. The exterior season runs a little longer at both ends than it does inland, so there is more room to book a date that suits you. It also means UV works harder on your south and west elevations, so those walls chalk and fade before the rest of the house does. We spec for colour retention on the elevations that take the sun rather than running one product around the whole building.
Quite possibly, and it is the most common question we get from that part of Tsawwassen. Builder grade exterior paint is generally applied to get a house handed over rather than to last twenty years, and around the ten year mark is when it typically starts showing on the sun exposed walls. Hardie and fibre cement hold up well, so this is usually a coating question rather than a substrate one, which makes it a relatively light prep job. Done properly now, the first repaint is the one that sets the house up for the next couple of decades.
Regularly. Those are mostly nineteen fifties to seventies ranchers and former waterfront cottages, often extended once or twice, so a single elevation can carry more than one substrate and several generations of coating. Cedar that has been painted repeatedly needs tannin blocking or it bleeds through, and stucco of that era chalks and needs washing right back before anything else goes on. We read the elevation before quoting rather than pricing off a walk past.
They take more of a beating. The bluff faces open water across the Strait, so those houses get wind driven rain and salt in a way the sheltered Boundary Bay side does not, and the exposed elevations will always be the first to go. We specify a coastal rated system on the walls facing the water and expect a slightly shorter cycle there than on the same house facing inland. Some of the bluff lots also need proper access equipment rather than a ladder, and we price that at the estimate rather than discovering it on day one.
