Ladner is the oldest part of Delta and it still looks it, which is most of the appeal and all of the complication. The Village core holds houses going back to the 1930s and earlier, original wood siding and trim profiles you cannot buy off a shelf, most of them repainted every decade or so since. Out past Arthur Drive and through Holly, Hawthorne and Neilsen Grove you are into 1960s to 80s ranchers and split levels on lots considerably bigger than anything in White Rock, often with a detached garage, a shop or a fence line that is part of the job whether or not anyone mentioned it at the quote. Then along Ladner Trunk Road there is a steady run of newer townhomes and condos. Three eras, three completely different prep conversations.

The thing that actually sets Ladner apart from the rest of the peninsula is where the moisture comes from. White Rock gets salt off the bay and Tsawwassen gets sun, but Ladner sits on the delta about two metres above sea level behind the dykes, with a water table close to the surface and river fog that sits on the flats well into the morning. That pushes damp up from the ground rather than in off the water. The bottom few feet of siding, the skirting, the deck posts and the shaded north and east elevations are where it shows, usually as algae, moss and soft wood rather than the chalking you get closer to the ocean. Ladner actually sees less annual rain over a year than Vancouver does. It is the ground and the fog that do the damage here, and a quote that does not account for that is a quote for a different house.

What We Do Here

Interior Painting for Ladner Homes

The Village heritage houses come with woodwork worth keeping, oil based trim, plaster in places and door and window casings that have been painted so many times the profile has gone soft. Those get stripped back where it matters rather than buried under another coat. The ranchers and split levels through Holly and Hawthorne are a different job, usually textured ceilings and decades of flat latex on the walls. Both get low VOC products throughout, so the house stays livable while we are in it.

  • Careful handling of heritage trim and casing profiles
  • Oil to waterborne enamel conversions on older woodwork
  • Low VOC throughout, so you stay in the house

Exterior Painting Across Ladner

Exteriors here are won and lost in the bottom three feet. Ground moisture and morning fog keep the lower siding, skirting and posts damp longer than the rest of the wall, so that is where the algae sits and where the rot starts. We wash the whole building, treat for mildew and moss, cut out and replace soft wood rather than filling it, and prime bare wood before anything else happens. On the properties backing onto the fields there is also a summer of farm dust to get off before a coating will bond at all.

  • Mildew and moss treatment, with the lower walls given proper attention
  • Rot cut out and replaced, not filled
  • Full wash down on properties backing onto farmland

Cabinet Painting in Ladner Kitchens

A lot of Ladner kitchens are original solid wood, which is good news, because the boxes are usually better built than anything that would replace them. Doors come off and are sprayed flat in a spray booth we bring to site, so there is no overspray through the house and nothing leaves your property. Boxes are finished in place behind containment. Where the doors are thermofoil or laminate we will tell you that before quoting rather than after.

  • Doors sprayed flat in an on-site booth, boxes finished in place
  • Honest assessment of thermofoil and laminate before quoting
  • Typically four to seven days from teardown to reinstall

What Your Neighbours Have to Say About Us

Why Local Matters

A Crew That Knows the Delta Flats

We Are Up the Highway

Our office is on 128th Street, about twenty five minutes from Ladner, and we are through South Delta often enough that estimates here happen within the week rather than whenever we are next passing.

We Know What the Ground Does Here

Painting on the delta is not the same as painting on the hill. The water table is high, the fog sits late, and the damage starts low on the wall. We prep from the ground up here, because that is where these houses fail.

Heritage Houses Get Heritage Prep

The older Village houses have trim worth saving and coating histories worth reading before anyone opens a tin. We work out what is already on the wall first, then specify. It takes longer at the estimate and saves a repaint later.

Our Process

How a Ladner Job Runs

  1. Estimate

We walk the property, read the existing coating on each elevation, and pay particular attention to the lower walls, skirting and posts, because on the flats that is where the problems start. You get a written scope itemised by surface and product, handed to you before we leave. Free, no obligation.

  2. Colour and Scheduling

Samples brushed out on the actual house and looked at on the elevation they will live on. We book around the fog in the shoulder months, which usually means later starts in April and October rather than lost days.

  3. Prep, Protect, Paint

Wash, moss and mildew treatment first, then scraping, sanding, rot repair and caulking, with soft wood cut out and replaced rather than filled. Gardens, driveways and anything on the lot covered. Then full coats of the products named in your quote.

  4. Your Approval

We walk the finished job with you, elevation by elevation. Anything you want tightened, we tighten. Final payment once the job is complete, backed by a 3 year warranty in writing.

FAQ

Ladner Questions

Usually within the week. Our office is on 128th Street, about twenty five minutes away, and we are through South Delta regularly enough that Ladner estimates do not have to wait for a gap in the schedule. Estimates are free, walked in person, and you get the written scope before we leave.

It does. Ladner sits about two metres above sea level behind the dykes, with a high water table and fog that sits on the flats well into the morning. That means the moisture comes up from the ground and hangs in the air rather than blowing in off the ocean, so the bottom few feet of siding, the skirting and the posts take the worst of it, usually as algae, moss and soft wood. We treat and prep the lower walls properly instead of washing everything the same and hoping. Ladner actually gets less rain over a year than Vancouver does, so this is not about rainfall, it is about where the damp sits.

Not a problem, but it is a different job and it should be priced like one. Older Village houses usually have original wood siding, trim profiles that cannot be bought off a shelf, and a coating history several generations deep. We work out what is already on the wall before specifying anything, repair and match profiles rather than replacing them, and take extra care around the details that give the house its character. Anything built before 1978 may also contain lead paint, and where that is a possibility we test rather than assume, and work to the safe practices that come with it. We will tell you at the estimate if that applies to your house.

Mainly the prep. Properties along the field edges collect a summer of dust and there is more wind across open ground, so the walls need a proper wash before a coating will bond, and the exposed elevation weathers faster than the sheltered one. It is not a difficult site to work on, there is just more washing in the scope than there would be on a sheltered street, and we price that in at the estimate rather than adding it later.

Yes, and on Ladner lots that is worth raising at the estimate rather than afterwards. The lots out through Holly, Hawthorne and Neilsen Grove are bigger than most on the peninsula and often carry a detached garage, a shop, a long fence line or an outbuilding that nobody thinks to mention until the house is finished and the rest suddenly looks tired. Easier and cheaper to scope it all at once. We will walk the whole property at the estimate and give you the house on its own and the house plus the outbuildings as separate numbers.
