More Than a Coat of Paint
Nearly every failed garage floor we are called to replace failed for the same reason: the concrete was acid-etched or simply washed instead of mechanically ground. Coating adheres to profile, and profile comes from a diamond grinder. We grind every slab, test it for moisture, repair the cracks and spalling properly, and only then coat. Garages on the coast also deal with a specific problem — an unheated slab against damp ground pushes vapour upward, and a coating that cannot breathe will blister from below no matter how carefully it went on. We test for that before quoting, not after.
- 5-Year Warranty A typical painting warranty is 2 years. We stand beside our clients for an additional 3.
- Quality Workmanship Pressure washed, fully prepped and finished with 2 coats of quality paint — guaranteed. We don't cut corners.
- Fully Insured $5,000,000 liability insurance and workman's coverage through WorkSafeBC. We've got you covered.

What Epoxy & Garage Floors Includes
Diamond Grinding & Slab Prep
The step that decides everything else. We run diamond grinders across the full slab to open the concrete to a CSP-2 profile, cutting back the smooth troweled surface layer that coatings cannot key into. Dust goes into HEPA extraction rather than into your house. Acid etching — still common and much cheaper — leaves an inconsistent profile and residual salts, and it is the single most common cause of the peeling floors we get called to strip.
Moisture Testing & Crack Repair
Before anything is coated we run a moisture test on the slab, because an unheated coastal garage sitting on damp ground drives vapour up through the concrete and blisters coatings from underneath. Cracks, control joints and spalled edges get cut out and filled with a rigid polyurea that can be ground flush and coated over, not caulked and hidden. If the slab tests high, we prime for it or tell you the floor is not a candidate.
Flake & Solid Colour Systems
Full-refusal vinyl flake is what most homeowners want: broadcast to saturation, then ground back flat and topcoated, which gives you grip underfoot and hides the slab imperfections a solid colour would highlight. Solid colour reads cleaner and more modern but shows every dip and patch, so we are upfront about which slabs suit it. Flake blends are chosen from physical samples, not screen colours.
Polyaspartic Topcoats
The wear layer, and where the coating budget earns its keep. Polyaspartic is UV-stable so it will not amber where sun reaches through the door, and it resists hot-tyre pickup — the failure mode where a warm tyre lifts the coating off a straight epoxy floor in patches. It also cures fast enough to walk on the same day and park on the next, instead of the week a full epoxy build needs.
Shop Floors, Basements & Utility Rooms
The same system works anywhere you want a sealed, washable, dust-free slab: workshops, basement storage, laundry and utility rooms, and suite entries. Below-grade slabs need the moisture test even more than garages do. Where a full flake build is more than the space needs, a ground-and-sealed finish costs less and still stops the concrete dusting.

Epoxy & Garage Floors Questions
With a polyaspartic topcoat, walk-on the same evening and park on it after about 24 hours. A traditional all-epoxy build needs closer to five to seven days before hot tyres go on it, which is one of the main reasons we top with polyaspartic.
Because coating sticks to profile, and grinding is the only way to get a consistent one. Acid etching is faster and cheaper but leaves an uneven profile plus residual salts in the slab — it is the cause of most of the peeling floors we are called in to strip and redo. Grinding is not an upgrade here, it is the job.
Usually yes. Static cracks get cut out, filled with a rigid polyurea, ground flush and coated over so they disappear. Actively moving cracks and structural settlement are a different problem — we will tell you plainly if a slab needs a concrete contractor before it needs us.
Peeling comes from prep, which is why we grind and moisture-test every slab. Yellowing comes from UV on straight epoxy, which is why the wear layer is polyaspartic — it is UV-stable, so the section by the garage door will not amber ahead of the rest of the floor.
