White Rock is barely five square kilometres and packs three completely different kinds of house into it. The waterfront strip along Marine Drive and both beaches still holds original nineteen twenties to fifties cottages, most of them added to and modified several times over, so a single elevation can carry three eras of construction and four generations of coating. The hillside between the beach and the town centre is dominated by nineteen sixties to eighties view homes on stepped foundations, mostly cedar and stucco, often with a partially exposed basement on the downhill side that stays damp longer than anything else on the property. Above that and through Uptown you get ranchers, rebuilds and low rise strata buildings.
Two things make White Rock harder to paint properly than the streets a few kilometres inland. The first is exposure: sitting directly on Semiahmoo Bay means salt air chalks south and west facing walls years before it should, and fog running up the slope keeps north walls damp well past sunrise. The second is the slope itself. The ground drops around a hundred metres from the town centre to the water, so a house that looks like a bungalow from the street is often two storeys above grade at the back. That changes the ladder work, the staging and the time a job actually takes, and it is the most common reason a White Rock exterior quote from another company comes in low and then moves up.
What We Do Here
Interior Painting for White Rock Homes
White Rock interiors split along the same lines as the housing. The older cottages near the beach carry decades of layered coatings, oil based trim and walls that have moved with the building, so the prep matters more than the paint. The hillside houses tend to have the original eighties woodwork and textured ceilings. We degloss and convert aged oil trim to a waterborne enamel, spot prime knots so they do not bleed back, and match ceiling texture where repairs land.
- Oil to waterborne trim conversions on older woodwork
- Drywall and ceiling repair, texture matched
- Low VOC throughout, so you stay in the house
Exterior Painting Across White Rock
This is where White Rock is genuinely different. Salt off the bay chalks exposed walls early, fog on the slope keeps shaded elevations damp into the morning, and the terrain means half the houses here need proper staging rather than a ladder and good intentions. We wash and treat for mildew first, prime bare cedar with an oil based stain blocker, seal every joint that has opened up, and schedule around drying windows rather than forcing a coat onto a damp wall.
- Mildew treatment and full wash before any primer
- Coastal rated coatings for salt air and UV
- Proper access equipment for hillside and multi level lots
Cabinet Painting in White Rock Kitchens
A lot of White Rock kitchens still have solid oak or maple boxes under a finish that dated twenty years ago, and in the smaller beach houses replacing them would mean rebuilding around awkward original layouts. Refinishing keeps the carpentry and the layout. Doors come off and are sprayed flat in an on-site booth, boxes are finished in place behind containment, and everything goes back exactly where it came from.
- Doors sprayed in an on-site booth, boxes finished in place
- Degrease, sand and prime for lasting adhesion
- Typically four to seven days from teardown to reinstall

What Your Neighbours Have to Say About Us
A Crew That Is Already Nearby
Ten Minutes Away
Our office is on 128th Street, so White Rock estimates usually happen within a couple of days of your call, and a touch up visit does not have to wait for a gap in the schedule.
We Know the Hillside
Half the houses here are two storeys above grade at the back even when they look like a bungalow from the street. We quote the access the job actually needs rather than discovering it on day one, which is why our White Rock estimates tend to hold.
Local Supplier Backing
We buy through paint stores minutes from here, so colour matching happens in an afternoon and coastal rated product is in stock when we need it rather than on order.
How a White Rock Job Runs
-
Estimate
We walk the property including the downhill side, read the existing coating elevation by elevation, and work out what access the job needs before quoting it. You get a written scope itemised by surface and product, handed to you before we leave.
-
Colour and Scheduling
Samples put on the actual house and looked at on the elevation they will live on, which matters more here because sun off the water changes how colour reads. Then dates planned around drying windows.
-
Prep, Protect, Paint
Wash and mildew treatment first, then scraping, sanding, rot repair and caulking. Gardens, decks and neighbouring properties covered, which on lots this tight takes more care than it does inland. Then full coats of the products named in your quote.
-
Your Approval
We walk the finished job with you, elevation by elevation. Anything you want tightened, we tighten. Final payment once the job is complete, backed by a 3 year warranty in writing.
White Rock Questions
Usually within a couple of days. Our office is on 128th Street, which is about ten minutes from most of White Rock, so this is some of the closest work we do and it slots in easily. Estimates are free, walked in person, and you get the written scope back within one business day of the visit.
Yes, and it is most of what we do here. The ground drops roughly a hundred metres from the town centre to the water, so a house that presents as a single storey from the street is often two full storeys above grade at the back, over a slope with no flat ground to set a ladder on. We assess access at the estimate and price the staging the job genuinely needs. That is why our quotes on hillside homes sometimes look higher than a first number from somewhere else, and why they do not move once work starts.
It does, and anyone who tells you otherwise has not painted here. Salt in the air chalks south and west facing walls faster, and the fog that runs up the hillside keeps north walls damp long enough to grow mildew. On a properly prepped White Rock exterior we expect five to eight years on cedar and painted wood and seven to ten on stucco and Hardie before it needs doing again, with the elevations facing the bay usually going first. Stay on the same product system and keep up with maintenance washes and you can stretch that considerably further. A wash every couple of years is the cheapest thing you can do to buy an extra season.
Often. They are the most interesting houses in the city and the most demanding to paint. Most have been added to several times, so one elevation can carry original nineteen thirties siding, a nineteen seventies addition and a recent rebuild all meeting at the same corner, each with a different substrate and a different coating history underneath. We read the whole elevation before quoting, prep each section for what it actually is, and where there are pre nineteen ninety coatings we handle them accordingly rather than sanding blind.
Yes. Interiors in the low rise buildings through Uptown and along Marine Drive are straightforward work for us, and we are used to booking elevators, working within strata quiet hours and keeping common areas clean on the way in and out. We also take on strata projects at the building level. If you are on a strata council looking at common areas or an exterior, get in touch and we will walk it with you.
