Out Here, Prep Is the Whole Job
An exterior repaint on this side of the Fraser is not really a painting job. It is a moisture management job that happens to end in paint. Salt air chalks south facing walls years early, fog sitting on shaded elevations keeps north walls damp past mid morning, and a coat rolled onto a surface that has not properly dried is the single most common reason exterior paint fails here. Get the washing, the drying and the priming right and the finish looks after itself.
- Washed, Treated, Then Painted Every exterior gets pressure washed and treated for mildew before anything else happens. Coating over live mildew traps it under the film, and it comes back through within a season.
- We Schedule Around the Weather We work to drying windows rather than the calendar. On damp mornings that can mean not starting until the walls are genuinely dry, and we would rather lose half a day than hand you a finish that fails in two years.
- Rotten Wood Replaced, Not Painted Over Soft trim, opened joints and failed sills get cut out and replaced as part of the same scope. Painting over rot hides it for one season and costs you far more the next.
Trouble Picking Colours? Goodwell’s Got You Covered
Every homeowner who books with us gets a free colour consultation with our designer. We’ll help you choose colours that suit your home, your light and your style, so you’re not guessing from a fan deck or living with a shade you regret. It’s included with every job, at no extra cost.
Everything an Exterior Repaint Needs
One scope, one crew, one quote. Here is what that actually covers.
Wash, Prep and Mildew Treatment
Every job starts here. The house gets pressure washed, and anywhere carrying mildew gets treated at the source rather than scrubbed and hoped for. Chalking is washed back to sound surface, loose and failing coating is scraped and feathered, and bare wood is sanded before any primer goes near it. This stage is what decides whether the repaint lasts eight years or three.
- Pressure washed and treated for mildew before priming
- Chalking washed back, failing coating scraped and feathered
- Surfaces checked for dryness before anything is coated
Siding, Stucco and Hardie
Different substrates fail in different ways and want different products. Cedar and painted wood move with the seasons and need a coating that can flex. Stucco chalks and holds moisture in the wall. Hardie and fibre cement are stable but unforgiving about surface preparation. We identify what you have, prime accordingly, and specify a coating rated for coastal exposure rather than whatever is on promotion.
- Wood, cedar, stucco, Hardie, fibre cement and vinyl
- Substrate specific primers rather than one primer for everything
- Coatings rated for salt air and UV on exposed elevations
Trim, Soffits, Fascia and Gutters
Trim is where an exterior fails first, because it takes the most water and holds it longest. Fascia and gutter lines sit under constant runoff, soffits collect damp air, and window and door casings open at the joints as the wood moves. Every joint that has opened gets caulked before coating, and the trim package is part of the quote rather than a line you discover afterwards.
- Soffits, fascia, gutters, window and door casings
- Every opened joint caulked and sealed before coating
- Included in the scope, not quoted as an extra
Doors, Garage Doors and Railings
The details people actually stand in front of. Front doors get the most careful work of anything on the house, deglossed, sanded and finished in an enamel that levels out smooth rather than showing brush marks at eye level. Garage doors are the largest single surface on most front elevations and set the tone for everything around them. Railings, posts and porch detail get the same treatment.
- Front doors finished in a levelling enamel
- Garage doors prepped and coated as a feature, not an afterthought
- Railings, posts and porch detail included
Rot Repair and Exterior Carpentry
Nearly every exterior we prep turns up something soft. A window sill that has held water, trim opened at a mitre, a fascia board gone spongy behind the gutter. We cut it out and replace it rather than filling it and coating over the top. If we find something significant once we start opening things up, you hear about it before we touch it, with a price, so there is no surprise on the invoice.
- Soft trim, sills and fascia cut out and replaced
- Anything major priced and approved before we proceed
- No filling over rot and calling it done
Colour and Curb Appeal
Exterior colour behaves nothing like interior colour. Everything reads two shades lighter in daylight, north facing walls hold their tone while south facing walls bleach out, and the colour has to sit alongside a roof, brick or stonework you are not changing. We put samples on the actual house, look at them on the elevation they will live on, and flag anything that will fight your fixed materials before you commit.
- Samples on the house, on the elevation they will live on
- Guidance against roof, brick and stone you are not changing
- Deep and saturated colours costed for the extra coats they need

How an Exterior Job Runs
-
Estimate
We walk the whole house with you, read the existing coating elevation by elevation, and note every soft board and opened joint. You get a written scope itemised by surface and product, handed to you before we leave. Free, no obligation. Wood replacement is estimated while we're walking the property with you.
-
Colour and Scheduling
Samples put on the actual house and looked at on the elevation they will live on. Then dates, planned around drying windows rather than squeezed into the calendar.
-
Wash, Prep, Prime, Paint
Pressure wash and mildew treatment first, then scraping, sanding, rot repair and caulking. Bare wood primed, gardens and walkways covered, then full coats of the products named in your quote. Site tidied up every evening.
-
Your Approval
We walk the finished house with you, elevation by elevation, in good light. Anything you want tightened, we tighten. Final payment once the job is complete, backed by a 3 year warranty in writing.
The Paint We Put Our Name Behind
We quote with named product lines, not two coats of paint. Your estimate says exactly which product goes on which surface, and on exposed elevations we specify coatings rated for salt air and UV rather than a general purpose exterior paint.

- Duration Exterior siding and trim SHERWIN-WILLIAMS

Exterior Painting Questions
We do not quote by the square foot, because square footage tells you nothing about the condition of the existing coating, how much rot is hiding in the trim, or how many elevations need scaffolding to reach. Those are the things that move the price. As a guide, from the homes we have painted around South Surrey and White Rock, a typical full exterior runs $7500 to $12,000, with smaller homes and single elevation work below that and larger or heavily prepped houses above it. What pushes a job up is the amount of scraping and sanding the old coating needs, rot repair found once we start, difficult access on multi storey or hillside homes, and colour changes that need an extra coat. Every estimate is free, walked in person, and itemised by surface and product. The number we give you is the number you pay.
On a properly prepped exterior we expect seven to ten years on stucco and Hardie, and five to eight on cedar and painted wood before it needs doing again. Stay on the same product system and keep up with maintenance washes and you can stretch that considerably further. The variables are salt air and how long walls stay damp. North elevations grow mildew fastest, south facing walls chalk first from UV, and anything within a few blocks of the water works harder than the same house inland. A wash every couple of years is the cheapest thing you can do to add a season or two.
We plan for it, because on this coast a job of any size will meet weather. Work is sequenced so that no surface is left primed and exposed overnight, and we do not coat a wall that has not properly dried, even when it means losing a morning. Your start and finish dates are set with weather contingency already built in rather than assuming a clear run, which is why our dates tend to hold when other quotes slip.
We handle it. Soft sills, spongy fascia, trim that has opened at the joints and small sections of siding all get cut out and replaced as part of the same scope, by the same crew. You are not lining up a carpenter and then waiting for a painter. If we find something structural once we open a wall up, we stop, price it and show you before going any further. Full structural repair and siding replacement is where we hand you to a builder.
All of them, and each one is prepped differently. Stucco needs a masonry appropriate primer and a coating that lets the wall breathe rather than sealing moisture inside it. Hardie and fibre cement hold paint well but are unforgiving if the surface is not properly clean. Vinyl can be painted, but only in colours no darker than the original, because a dark coat absorbs enough heat to warp the panel. We will tell you honestly if a substrate is better replaced than painted. We do vinyl and aluminum siding plus structural steel as well.
